Renting at TURA

How do I book a viewing?

Please contact the on-site Community Host Team and we will book you in for a viewing on our apartments and fantastic amenity spaces. or a virtual viewing. To reach our team, please call on 0113 468 4068, WhatsApp us through the website or send an email to [email protected] and we'll book you in. Not available to view in person? Not a problem, we will be able to arrange a virtual tour at your convenience.

When will I be able to move in?

Our apartments are expected to be available from April 2026. However, we recommend allowing at least 4 weeks for referencing and tenancy arrangements to ensure your move runs smoothly.

What happens at the end of my tenancy?

As with a traditional deposit at the end of your tenancy, your landlord has the right to raise charges or release you with nothing to pay.

Am I liable for end of tenancy charges?

Yes. When your tenancy ends, you’re fully liable to cover the cost of any damages or unpaid rent as outlined in your tenancy agreement, save for wear and tear.

What happens if there’s a change of house sharer?

Your landlord will simply add the new tenant as a flatfair member – at no extra cost to you.

What types of apartments are available?

We offer a selection of brand new 1, 2, and 3 bed apartments across 18 floors including a small selection of duplex Penthouse apartments.

How close are public transport options, schools, grocery stores?

Leeds railway station is just a 10 minute walk away, providing fast rail links across the UK, while multiple city bus routes operate nearby along Whitehall Road and the city centre. Everyday essentials are within easy reach, with Sainsbury's Local Wellington Place, Tesco Express St Paul's Street, and the Simply Food at the station all within a short walk, plus larger supermarkets including Morrisons Merrion Centre around 10–15 minutes away. While there are no primary or secondary schools directly adjacent due to the central location, several well-regarded options are within a short bus, cycle or drive, making the area highly convenient for city living with excellent amenities close by.

Are there nearby parks, gyms, recreational areas?

Do you have any recommendations for places to visit in the local area?

Living right around Whitehall Riverside puts you in the heart of Leeds city life, with a short walk to shops, bars, restaurants, services, and public transport. If you’re looking for alternatives that are still very close to Central Leeds, here are some great local options:

  • Holbeck / Leeds Dock – Immediately south of the city centre; popular with city workers and renters due to excellent walking access, riverside living, and leisure spots.
  • Saxton / South Bank – Part of a regeneration area just east of the centre; attractive for modern builds and a short walk into town.

If you want a bit more space, quieter streets, or more of a community feel while keeping easy access into Leeds, consider:

  • Horsforth – A popular commuter suburb with excellent transport links by bus and train, and plenty of local amenities.
  • Roundhay – Known for one of the UK’s largest parks and family-friendly living.

What is the location like for noise?

Wellington Place a vibrant business district, and it can be busy during peak hours. However, our apartments feature excellent sound insulation.

Is there cycle storage?

Yes, there are two cycle storage areas located at either side of the ground floor. It’s free and secure with fob access located inside the building and available to residents on a first-come, first-served basis. Before using the bike storage for the first time, please see the Community Host Team to confirm your make, model, and colour of bike. You will also need a bike lock and chain to secure the bike in the stand. Management will not be held liable for any damages or theft for items stored in this location.

Is there car parking?

Yes, TURA has a ground floor car park. These are allocated on a first come first serve basis for a monthly fee. There is an Enterprise Car Club space located just next to the building on Riverside Way for use by car club members, as a resident we offer a discount for use of this service.

How to find us?

TURA, Whitehall Riverside, Leeds, LS1 4FE. TURA is located at Whitehall Riverside, just a short walk from Leeds city centre and the train station.

Leeds railway station is approximately a 5–7 minute walk from TURA.

Walking directions:

  1. Exit the station via the Aire Street exit (main entrance).
  2. Follow Aire Street onto Whitehall Road.
  3. Continue straight down Whitehall Road for around 5 minutes.
  4. TURA will be on your left-hand side.

The route is flat and fully paved.

By car:

Whitehall Riverside sits just off Whitehall Road, close to the city centre and the Inner Ring Road.

From the M621 (both directions)

  1. Leave the M621 motorway at Junction 3 (City Centre).
  2. Follow signs for Leeds City Centre.
  3. Merge onto A653 / Meadow Road.
  4. Continue toward the city centre.
  5. Turn onto Whitehall Road.
  6. Whitehall Riverside will be clearly signposted.

Approaching from West Leeds / A58

  1. Follow signs for Leeds City Centre.
  2. Join the Inner Ring Road and follow signs toward the station / A653.
  3. Turn onto Whitehall Road.
  4. Whitehall Riverside is located near the railway arches.

Is there a parcel or mail delivery system?

Yes, there are letter boxes located opposite concierge desk, one per apartment. As for parcels, we have a secure Parcel Safe Place room beside the concierge desk, as a resident you will be signed up for the system and notified upon deliveries providing you with an access code to the room.

Is broadband included?

Yes, this is provided for free through Glide, all ready and set up when you move in. You can also choose to upgrade to super-fast speeds if you would like to. Broadband is provided in each apartment for residential use and Wi-Fi is available in the communal areas. In order to access the apartment's broadband, you will need to sign the provider's Terms and Conditions.

Do I need to pay for utilities?

Yes. Residents are responsible for Water, Electricity, Heating, and Hot Water bills. You are also responsible for Council Tax and your TV license.

Are there specific rules for Discounted Market Rent units?

Yes

  • Applicants must live or work in the borough of Leeds City Council or have a close family relationship with the borough of Leeds City Council.
  • Applicants must not be homeowners.
  • Applicants must meet an income threshold as set out below:

£55k – 1-bed

£65k – 2-bed

£80k – 3-bed

Depending on the number of applicants, an individual can’t earn over a certain threshold, i.e. £35k as a maximum.

Can I hire the private meeting or dining room?

Yes, these can be hired and can be reserved through the on-site concierge team or via your resident portal. Please note, there will be a small cleaning fee when booking the private dining room.

Are there communal areas?

Absolutely. Residents have access to shared lounges, co-working spaces, a screening room, a gym, and outdoor terrace adjacent to the residents' lounge with areas and spaces for seating and relaxation. These areas offer a great space to relax, meet other residents or work from home for a change of scene.

Does the gym cost extra?

No, the gym is included in your rent, so work out as much as you like. Ask our Community Host Team for more information on how to organise your induction.

Can I smoke or have a BBQ on my balcony?

No. Smoking and vaping is not permitted anywhere on site, and there is no gas in the building. BBQs are prohibited on balconies or terraces due to fire hazards. There are designated smoking areas on the outside of the building, please speak to our management team for locations.

Can I decorate the apartment?

Yes. Residents are permitted to personalise their homes (including painting walls and hanging pictures/shelves), provided changes are approved through the Alterations Request process. All modifications must be reverted to their original condition at the end of the tenancy.

Are there nice local spots to walk my dog?

Monk Bridge Viaduct Garden is located 4 minutes' walk from site, providing a nice open area to walk along. We are also located on the Leeds Canal to the rear of the property which provides scenic walks in both directions.

Do the apartments come furnished?

Do the apartments come furnished? We offer a selection of furnished, part furnished and unfurnished apartments to suit your preference. All apartments include built-in wardrobes and appliances: oven, dishwasher, washer-dryer, extractor fan and fridge-freezer.

What furniture colours are available?

1. The Warm Palette

Designed to feel cozy, grounded, and inviting. It uses earthy undertones and rich textures to create a "sanctuary" feel.

  • Sofa Fabric: Mobus Fergus-Hawk. A textured, mid-tone fabric with a subtle weave that feels soft but durable.
  • Armchair: Mahoga Caramel Grey. This brings in a rich, "toasted" hue that bridges the gap between grey and warm timber.
  • Woods: Features Oak and Clay Grey (Kronospan K096) finishes. These have golden and sandy undertones that glow under warm evening lighting.
  • Metal Accents: Primarily Black powder-coated steel, providing a sharp, modern contrast to the softer organic tones of the wood and fabric.
  • Bedding: The bed is upholstered in Mobus Willow Stormy, a deep, warm grey that feels substantial and snug.

 

2. The Cool Palette

Designed to feel airy, modern, and sophisticated. It uses crisp tones and reflective surfaces to maximize natural light and create a sense of space.

  • Sofa Fabric: Mobus Lyon Nutmeg. Despite the name "Nutmeg," this is a cooler-toned, taupe-leaning fabric that pairs perfectly with slate and stone colours.
  • Armchair: Features cooler, more desaturated fabrics (often in the Cobalt or Silver-Grey family) to keep the lounge feeling light and fresh.
  • Woods: Features Walnut and Cobalt Grey (Kronospan 6299) finishes. Walnut provides a darker, more "architectural" wood grain, while Cobalt Grey offers a sleek, stony neutral base.
  • Accents: Incorporates Smoked Glass tops on coffee tables, adding a layer of transparency and "cool" reflection to the room, with additional storage shelf under the table.
  • Bedding: Upholstered in lighter, crisp greys or muted blues to maintain a calm, serene environment for sleep.

What fees and deposits apply?

  • Holding Deposit: A holding deposit is taken once you are ready to reserve your apartment. This is later allocated towards the first month rental. The amount is dependent on the apartment you have chosen - 1 bed: £150, 2 beds: £200, 3 beds: £250. Before making this payment, please ensure you have read and understood the terms and conditions that apply.
  • Tenancy Deposit: Equal to 1 months rent, protected through the TDS, a government-approved scheme. We also offer a non-deposit option, having teamed up with Flatfair, which is available subject to terms and conditions.
  • Amendments: A £50 fee applies for requested changes such as adding a pet or changing a sharer.
  • Redress & Protection: We are members of The Property Ombudsman, and our Client Money Protection is Property Mark (no. C0129134).

Do I have to pay a deposit for my apartment?

Our tradition deposit is equal to one month's rental, to be paid prior to moving in. All deposits are protected through the TDS and held for the length of the tenancy. We also offer a non-deposit option, having teamed up with Flatfair, which is available subject to terms and conditions.

What sort of contracts are available?

We offer tenancies between 6 months - 5 years, which all include a 2-month break clause, should your circumstances change.

What kind of pets are allowed?

TURA is pet-friendly, though there are a few restrictions on type, size, and breed. As a general guide, small pets are okay, but medium and large ones might not be. You can view a copy of our Pet policy here. Pets must always be on a lead in the building and are not permitted in the gym or on our terrace.

Why should I use flatfair?

Whilst removing the need for expensive deposits that often overlap between tenancies, flatfair also provide an easier, fairer way to pay for – or dispute – end of tenancy charges made by your landlord or letting agent.

Does flatfair require tenants to be referenced?

Yes, all flatfair members must meet our minimum referencing criteria which is broadly in line with lettings agency standard referencing.

How does deposit-free renting with flatfair work?

Flatfair’s No Deposit is a simple and safe alternative to traditional tenancy deposits. Instead of paying a large upfront deposit, tenants pay a small, non-refundable check-in fee of one week’s rent (or £120, whichever is greater) plus VAT.
For example, if two tenants, Josh and Emma, are sharing an apartment, they would join flatfair (subject to referencing) and split the check-in fee between them.

Can I use flatfair if I've already paid a deposit?

Flatfair can simply convert your deposit into a flatfair membership and return the original deposit amount (Subject to agreement by the landlord).

When using flatfair, can the check-in fee be split between the household?

Yes, the flatfair check-in fee is a one-off payment which can be split evenly across the household, in the same way you might have split a traditional deposit payment.

I want to end my tenancy early, is there a charge to flatfair for this?

There are no early termination charges to flatfair if your tenancy ends earlier than expected. However, if you need to leave before the end of your tenancy, your landlord or agent can charge an ‘early termination’ fee to cover any reasonable costs. For example, rent up to the end of your fixed tenancy period or costs to find a new tenant. It is important that you speak to your landlord to discuss this with them directly.

Do flatfair reward good tenants?

Tenants who stick to their rental obligations build up a strong flatscore and benefit from a range of future discounts, as well as the credibility.

When does my flatfair membership expire?

Flatfair’s security expires in line with the tenancy end date, or after 24 months (whatever comes first). It can be extended at any time through the flatfair platform, free of charge.
